Nell Vos gets the call at midnight: her mother, Esme, has died in a hospital two counties over, and before she can process the loss, her brother Lucas tells her something worse, Esme had secretly purchased a rural property months ago, and the deed is about to trigger a legal cascade Nell cannot afford. She drives through an early October frost to a county road that narrows into gravel and finds a man named Lyle Kostas living in the outbuilding. He calls himself the groundskeeper.
